The price offered is not the sole determining factor in a decision to
sell a property. An effective purchase offer will include various aspects
that govern the selling process.

offers, while places have real estate agents performing this office. Whatever
the practice in your state, you should go through the offer yourself before
the seller sees it.
Common sense dictates that your perusal of the purchase offer should eb
painstakingly thorough. Read and understand every detail – ask for a draft
copy so that you have time to clearly comprehend its ramifications, and
make changes if necessary.
Generally a purchase offer has certain provisions called contingencies
that safeguard the interests of purchasers. The closing of the deal is
contingent on these conditions.
There are different methods of expressing contingencies. An inspection
contingency could state, for instance, that the purchaser can break the
deal without being penalised, or that the vendor should fix the problem
in question before purchase (the buyer can pay a penalty in the latter
case if he or she does not give the vendor the opportunity to deal with

You see the importance of contingency clauses, but you may find it acceptable

Another important aspect of a purchase offer are the dates of closing
and deliver, details of appliances, fixtures or furniture that come with
the house, the deposit amount and so on, and these should be mentioned,

Everything should be clear by the time the agreement is signed. It can
be difficult dealing with problems once signatures have been affixed to
a contract. A seller may not co-operate if you later bring up issues that
