Although price is a primary determining factor in the decision to purchase
a house, it is not the only one. There are other factors which have nothing
to do with price, but have a definite bearing on the prospective seller’s
decision to make a deal with you. These other factors can act as attractive
incentives for the seller even if you have offered less than what he or
she asked for.
You should try to go with what the seller wants without compromising on
legal issues and other requirements. Such a readiness to go along with
the seller in some areas need not cost you much, as in the case of giving
extra money towards closing costs; or anything at all, as in the case
of giving the vendor the chance to rent back. And whatever it does cost
you will worth it if results in an agreement between you and the seller.
It is a good idea to apply the non-price factors that could a seller to
agree to your offer.
The most common such factor is a willingness on your part to take the
house as it is. You may need to spend on improvements, but again, it could
be worth it as far as results are concerned.
